About the role As a CBRE Project Manager, you will be responsible for providing consulting services to an assigned market or client account to help achieve the company's strategic business objectives. This job is part of the Project Management function. They are responsible for the management of projects from initiation through completion. This person is responsible for all Fiber, Network and Security related projects at the site where they will be assigned. This will include but not be limited to expansions, modifications, retrofits and u201cnewu201d technology driven projects Location: This role is on site in Omaha, NE area. What youu2019ll do u25cf Lead Outside Plant (OSP) and Inside Plan (ISP) fiber optic and telecommunication areas of project management for hyperscale data center projects. This includes planning, design, construction, occupancy, and closeout. u25cf Lead Cost / Change Control, including change order review, negotiation, and recommendations, delay analysis. u25cf Work directly with clients to prepare all elements of the projects. This includes the scope of work, project delivery resource requirements, cost estimates & budget, work plan schedule & turning points, quality control, and risk identification. u25cf Lead the engineering/design firm to develop the design and construction documentation u25cf Define the project delivery resources from pre-qualified lists or through the project qualification process. Conduct a standard request for proposals, complete bid evaluations, and recommend resources to clients. u25cf Work with the general contractor to build and establish the Master Schedule, based on the Critical Path and key milestones. u25cf Implement project documentation governance that is aligned with company and client requirements. u25cf Ensure project data integrity and documentation is accurate, timely, and coordinated. u25cf Direct the team by providing mentorship and direction to achieve goals. u25cf Build action plans to meet objectives, budget, and schedule. Supervise the progress of each project and report status and variances. u25cf Identify project threats and develop risk mitigation and contingency plans. Implement action plans in order to reduce or eliminate project risks. u25cf Apply knowledge of standard principles and techniques/procedures to accomplish complex assignments and provide solutions. u25cf Mentor and share in-depth knowledge of your own job team and broad understanding of several job subject areas within the function. u25cf Lead by example and model behaviors that are consistent with CBRE RISE values. Work to build consensus and convince others to reach an agreement. u25cf Impact a range of customer, operational, project, or service activities within own team and other related teams. u25cf Work within broad guidelines and policies. u25cf Explain difficult or sensitive information. u25cf Handle punch list, meaningful completion and final completion process negotiate, resolve and close out any outstanding change orders, quality issues or disputes u25cf Process and track any final invoices, payment applications, retention payments, etc. u25cf Support contract negotiation, typically in concert with the client and legal counsel, u25cf Track and follow up on permitting status u25cf Request and review due diligence checklist and run review meetings What youu2019ll need u25cf Bachelor's Degree preferred with 5-8 years of relevant experience. In lieu of a degree, a a combination of experience and education will be considered. PMP, and/or CCM designation(s) preferred. u25cf Experience with data center infrastructure projects or mission critical projects is preferred. u25cf Ability to exercise judgment based on the analysis of multiple sources of information. u25cf Willingness to take a new perspective on existing solutions. u25cf Proficiency in Google Docs, Sheets, and Calendar. Advanced experience with crafting presentations (Google Preso and Microsoft PowerPoint) and scheduling Hangouts video conferencing. Experience in databases and collaboration portals (Microsoft SharePoint and Excel, Google Sheets). u25cf Organizational skills with an advanced inquisitive mentality. u25cf Strong interpersonal, verbal, and written communication skills u25cf Sophisticated math skills. Ability to calculate mildly complex figures such as percentages, fractions, and other financial-related calculations What Youu2019ll Need: To perform this job successfully, an individual will need to perform each crucial duty satisfactorily.
