USD $160,000.00/Yr.USD $180,000.00/Yr.SCOPE OF ROLE:Services for the UnderServed (S:US) is a dynamic and growing social service and housing agency with 47 years of experience providing housing and services to New York City's most vulnerable populations. The Real Estate team maintains and expands S:US’ large and diverse housing portfolio, fulfilling the organization's commitment to ensuring all residents have a safe, clean, affordable place to call home. With more than 2500 units owned, an additional 320 in construction and another 2000 in predevelopment, S:US is among the largest supportive housing providers in New York State and nationally.Supervising a team of 3-6 Directors, the Vice President of Property Management & Rent Collection plays a central leadership role within this expanding portfolio. Reporting to the SVP of Real Estate & Property Development, the VP oversees rent collection, leasing, scatter site and commercial lease management, violations, on?site operations and compliance. The VP ensures that occupancy and rent collection targets are met, that all properties meet regulatory and subsidy requirements, and that all units are in safe condition. The VP develops and implements operational systems, supports cross?department integration with Facilities, Social Services Programs, and Finance, and governs the strategies that ensure both regulatory integrity and financial performance.ESSENTIAL DUTIES & RESPONSIBILITIES:RENT COLLECTION:- Lead S:US rent collection activities;- Calculate subsidy & tenant share (initial + renewals);- Manage subsidy billing, adjustments, and liaison with funders;- Oversee tenant-share collection and coordination with Legal; and- Conduct arrears analysis and reporting.LEASING AS OWNER & REAL ESTATE COMPLIANCE (Detailed):- Maintain 95%+ leased across LP and BH portfolio;- Oversee income certifications and rent calculations;- Serve as primary real estate liaison with auditors & funders; and- Oversee tenant file audits and physical property audits.LEASING (AS TENANT) & VIOLATIONS:- Manage 1,200+ residential leases and 60 commercial leases;- Track renewals, expirations, maintenance requests;- Manage landlord relationships and lease negotiations;- Lead violation tracking, response, and vendor coordination; and- Submit payment requests and ensure violation removals.LP TENANT INTERACTION & INTERVENTION:- Lead resident relations at LPs;- Issue conduct letters and manage lease compliance;- Coordinate with Legal on holdovers; - Ensure inspections and monitor repairs & turnovers; and- Minimize municipal violations.LP BUDGETS:- Oversee budgeting and forecasting for LP portfolio.Other duties as required by the above responsibilities or as requested by the supervisor.#HPSUSREQUIRED QUALIFICATIONSBachelor’s degree required; relevant advanced credentials preferred.Relevant certifications strongly preferred (e.g., Quadel, LIHTC compliance credentials).7-10+ years of experience managing complex affordable/supportive housing portfolios with layered funding structures.Demonstrated experience supervising compliance teams and multi?site portfolios.Advanced knowledge of LIHTC Section 42, HOME Final Rule, Project Based Section 8, NYS HCR & NYC HPD Rent Funding Programs, FHEPS, Continuum of CareProficiency in Microsoft Office suite and property?management platforms such as Yardi.Sophisticated understanding and experience of rent collection strategies and procedures in affordable housing portfolios.PREFERRED QUALIFICATIONSPassion for S:US’ mission in particular and supportive?housing generally.Exceptional communication and collaborative problem?solving skills.Highly organized, detail?oriented, and able to manage competing priorities.Responsive, adaptable, and effective in fast?paced environments.Demonstrated leadership initiative and self?motivation.S:US IS AN EQUAL OPPORTUNITY EMPLOYERJoin a team of employees who care about the wellbeing of others.
