Job Description Position: Maintenance Technician Location: Denver, CO Primary Responsibilities: The Maintenance Technician is responsible for completing post-occupancy repairs, renovations, and general maintenance in single-family rental homes. This role supports the resident experience by resolving maintenance issues efficiently and professionally while maintaining the property to company standards. Skills & Competencies:u2022 3+ years of maintenance or handyman experienceu2022 Knowledge of general construction, home repair, and renovation practicesu2022 Working knowledge of HVAC, plumbing, and electrical systems (preferred)u2022 Fair Housing Certification (preferred or willingness to obtain)u2022 HVAC Certification (preferred)u2022 Strong customer service and communication skillsu2022 Organized and capable of managing multiple work orders efficientlyu2022 Strong technology acumen with the ability to learn and adapt to various apps and software toolsu2022 Proficient in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook); advanced knowledge preferred u2022 Valid driveru2019s license, proof of insurance, and reliable transportation for site inspections and other duties u2022 Reliable personal transportation for traveling to job sites and picking up suppliesu2022 Ownership of basic handyman tools required Essential Job Functions:u2022 Perform preventative, corrective, deferred, and emergency maintenance on assigned propertiesu2022 Address repair and renovation needs in occupied homes following move-in or service requestsu2022 Collaborate with property management and the Maintenance Field Manager to complete service needs efficientlyu2022 Complete assigned punch lists and correct deficiencies identified during inspections or resident occupancyu2022 Document work completed in the work order system and report to supervisoru2022 Observe safety protocols and report unsafe conditions to managementu2022 Provide professional, courteous service and show empathy when responding to resident concernsu2022 Use equipment and materials in compliance with OSHA and company standardsu2022 Other duties as assigned by the supervisor or leadership team Key Metrics & Responsibilities:u2022 Daily and weekly work order completion rateu2022 Number of rescheduled service appointmentsu2022 Number of repeat visits to resolve the same issueu2022 Resident satisfaction with maintenance experience Physical Requirements:u2022 Must be able to work in office as regularly scheduled - Capable of working extended hours, including evenings, weekends and holidays as necessary.u2022 Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, to include the exchange and receipt of information over the telephone.u2022 Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed.u2022 Position may involve sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects that can weigh up to 25 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary.u2022 Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills.u2022 Must have finger dexterity for typing/using a keyboard.
