Job Title: Superintendent u2013 Healthcare ConstructionJob Description The Superintendent oversees all phases of specialized healthcare construction projects from preconstruction through closeout, ensuring high-quality, safe, and profitable delivery. This role focuses on occupied and technically complex healthcare renovations, requiring strong leadership, meticulous planning, and the ability to manage budgets, schedules, contracts, and stakeholder relationships from project conception to completion. Responsibilities + Lead and manage the preconstruction phase of each project, ensuring that all unique features and complexities are fully understood and accurately reflected in the budget, schedule, and general conditions. + Review and update budget clarifications and exclusions with every budget update, and maintain an accurate budget log to track all changes in budget line items. + Assist the owner and design team with solutions to mitigate cost overruns while meeting client expectations and project goals. + Oversee the finalization of the owner contract, including clarifications, exclusions, schedule, and general conditions, ensuring alignment with project requirements. + Take responsibility for the production, quality, safety, and timely, profitable completion of assigned projects, working directly and in collaboration with the site superintendent or site manager. + Proactively build and sustain relationships with targeted clients, and generate new project leads by engaging with architects, engineers, and owners. + Prepare for and participate in client introduction meetings and project interviews, representing the project team professionally and effectively. + Ensure timely award, preparation, and execution of complete and competitive subcontracts, professional service contracts, and purchase contracts. + Confirm that the site team understands and complies with all requirements before any subcontractor begins work on site, including signed contracts, approved and current insurance certificates, bonding requirements, and any special considerations. + Ensure payment and performance bonds or bond waivers are correct, properly documented, and stored in an easily accessible location. + Prepare final construction budgets and review the general contract under the direction of the immediate supervisor. + Prepare timely and accurate requisitions and ensure that all monies due are collected promptly. + Thoroughly understand and execute the terms, conditions, and requirements of the general contract, and ensure adherence by all parties. + Hold the internal team, owner, design team, and subcontractors accountable to the requirements of the general contract, including project schedule, changed conditions, delays, notices, and related obligations. + Conduct all progress meetings with the owner and design team, including managing meeting minutes and related documentation in a timely and professional manner. + Require weekly progress meetings with subcontractors, ensure the site manager conducts these meetings, and verify that thorough, specific, and professional meeting minutes are prepared promptly. + Attend at least one subcontractor progress meeting per month and review meeting minutes bi-weekly with assigned site teams. + Prepare change orders and time extensions promptly, and follow them through the approval and payment process. + Maintain a detailed change order log that supports and validates projections on the change order cost report. + Review and approve all transaction orders, invoices, and requisitions, ensuring that field accounting procedures comply with company standards. + Ensure subcontractor requisitions and invoices are submitted promptly to the Accounting Department, and confirm that subcontractors receive copies of any changed requisitions. + Require implementation of and strict compliance with the companyu2019s safety program on the project. + Require implementation of and strict compliance with the companyu2019s quality control program, including ensuring that site managers conduct thorough preconstruction meetings with every subcontractor before work begins. + Oversee any additional meetings and inspections necessary to implement the companyu2019s four-phase Quality Control Plan. + Conduct a job review preparation session a few days before each assigned job review to provide a learning and development opportunity for the site team. + Prepare for all job reviews and for company preconstruction and closeout meetings, ensuring assigned teams fully understand expectations and requirements. + Conduct monthly accountability coaching meetings with direct reports to help them establish and achieve job performance and professional development goals. + Ensure the site team understands, updates, and implements the project schedule at least monthly or more frequently if required by the contract. + Hold daily discussions with the site manager regarding job progress, staffing, and any emerging issues. + Become familiar with any job-specific requirements (such as HUD, DCA, FAR, or other regulatory requirements) and implement them effectively to avoid delays or non-payment. + Resolve contract disputes quickly and fairly to prevent project delays and maintain positive working relationships. + Champion a culture of quality, safety, and client-focused service throughout all phases of the project. Essential Skills + Experience as a General Contractor Superintendent, with responsibility for projects from conception to completion. + AEC degree with at least 4 years of construction experience, or no degree with at least 7 years of construction experience as a GC Superintendent. + At least 2 years of experience in healthcare facilities, including prior employment as a Superintendent or Site Manager. + Proven experience running healthcare construction projects specifically from beginning to end, without joining projects mid-stream. + Strong background in healthcare, hospital, and medical interiors construction. + Deep understanding of preconstruction processes, including budgeting, schedule development, clarifications, and exclusions. + Ability to interpret and manage general contracts, including terms, conditions, and performance requirements. + Demonstrated skill in preparing and managing construction budgets, requisitions, and change orders. + Experience leading project meetings with owners, design teams, and subcontractors, including preparation of professional meeting minutes. + Strong knowledge of construction safety programs and the ability to enforce safety requirements on active job sites. + Experience implementing and managing formal quality control programs and preconstruction meetings with subcontractors. + Ability to build and maintain strong relationships with clients, architects, engineers, and subcontractors. + Strong organizational skills with the ability to maintain accurate logs, documentation, and project records. + Effective leadership and coaching skills to guide site teams and direct reports toward performance and development goals. + Ability to resolve contract disputes quickly and fairly while protecting project timelines and relationships. Work Environment This is a site-based role with daily presence required on active project locations. All projects are in hospitals or healthcare-related facilities, often in occupied and technically complex environments. Work focuses exclusively on healthcare construction and interiors, with a strong emphasis on infection prevention, dust containment, and patient and staff safety. The superintendent collaborates closely with site managers, subcontractors, owners, and design teams, participating in frequent on-site meetings and inspections. The environment is fast-paced and schedule-driven, requiring careful coordination of trades, adherence to strict safety and quality standards, and flexibility to respond to evolving site conditions and healthcare operational needs. Job Type & Location This is a Contract to Hire position based out of Herndon, VA. Pay and Benefits The pay range for this position is $43.00 - $60.00/hr.
