About the role: The Senior Property Manager is responsible to protect,maintainand enhance the value of commercial real estate assets, including providing outstanding responsiveness and service to tenantsin accordance withSabey Corporation goals andobjectivesincluding but not limited to growth and profit. Senior Property Manager reports directly to the Director of Property Managementand has two direct reports: Property Manager & Property Coordinator.?What you will be doing: Direct theday to dayactivities of responding to tenant issues, maintenance, loss prevention, risk management, safety/security, and other operational functions.Serve as the primary contact/coordinator toassurethat the operational efforts fully meet and exceed the clients/tenants' expectations.?Customer/Tenant Relations and Retention. This includes resolution of tenant issues (i.e.janitorial, parking, billing, and many othervarious items), regular tenant meetings to ensure satisfaction. Implement andmaintaintenant retention/marketing program designed by Leasing Team toretainexisting tenants and to attract new tenants based on assuring a clean, well-maintained building, excellent relations with tenants, and knowledge of competing buildings in the marketplace.?Provide collaboration,planningand administration for long and short-term strategic goals as it relates to operations and capital projects. Inter-department Collaboration. This includes working with the accounting department for proper financial completion (variances, reforecasting, GLReview). Working with construction, if applicable, on tenant improvements.?Working with leasing for coordination of property tours, vacantsuitesor financial information.?Implements contracts for services of security, janitorial, preventative maintenance, and other contracted services performed at the propertiesin accordance withSabey Corporation’s expectations under the direction of the VP and PM OPs. Oversees purchases of supplies and equipment at propertiesin accordance withthe budget. Creates annual budgets and 5-year Capital plans with analysis and executive summaries for assigned properties. Contributes to the management of expenses and collection of income and with the goal of producing the maximum economic benefit to the property and SabeyCorporation. To analyze monthly financial statements, including operating variances from budget, cashmanagementand oversee collection of receivables.Familiar with Yardi accounting system a plus.?Responsible for assuring accuracy and coding of invoices paid on behalf of the operating budget and the accuracy of the reconciliation of Building Operating Expenses and the process of tenant reconciliation. Analyzes the operating results of the property andreports onits relationship to the management plan and operating budget, making recommendations for adjustments to enhance the performance of the property as needed.Be knowledgeable in the local and regional real estate market by reading publications,establishingrelationships with other industryexpertsand involvement in real estate educational programs.?What we would like to see from you:?Bachelor’s degree ordirectly relatedequivalent experience.7+ years of experience managing commercial properties.?Industry Related Education or Certification, Professional CPM or RPA designation?preferred.Working knowledge of Microsoft OfficeSuite?.Ability to analyze financial statements and personal/company asset balance sheets and operating income reports. Time management skills - must be able to respond promptly to project requests, prioritize assignments, and multi-task as needed.?Strong interpersonal skills - abilitycommunicateeffectively and professionally with all levels of Sabeyemployees?.Advanced knowledge of the English language - must be able todemonstratestrong written and oral expression and comprehension.?Strong peoplemanagement skills - must be able to manage Building Engineers and subcontractors.
