Job Description The Department of Special Repair Projects provides essential and specialized services that support the maintenance and operation of NYCHAu2019s developments. The department is responsible for managing the Common Area Painting Program, vacant unit preparation floor restoration initiative, Playgrounds Inspection and repairs, paint deficiency corrections in community spaces, restoration of units and common area related to a fire event, as well as other special initiatives as needed. Reporting to the Director, and an integral member of the team, the responsibilities of the Deputy Director include, but are not limited to the following: - Represent the Director at meetings and events. - Establish and monitor project timelines/activities for corrective work - Monitor and review all areas of Special Repair Projects to ensure compliance with Housing Authority policies. - Compile and analyze various reports for review by the Director. - Monitor contract budgets and capacity; ensure timely request for replacement contracts. - Oversee field operations, contractor work activities/compliance and conduct inspections. - Provide training and guidance to supervisory staff; review statistical reports; make recommendations for improving operations. - Initiate meetings with stakeholders, consultants, contractors and other agencies; create detailed written correspondence. - Establish and maintain performance parameters for each unit. - Manage and monitor vendor contracts including NYCHAu2019s privately managed developments. - Supervise and oversee office and field staff. - Diagnose problems, evaluate and develop alternative courses of action with objectives and time frames. Recommend an effective solution with documentation of analysis and results. - Analyze complex data and make recommendations for improvement. - Serve as a subject matter expert for construction, contracts and assist in forecasting operating and capital expenditures.
